How to get your VACertificate of Eligibility.

Three ways to request it — most take minutes.

The COE is the one document that unlocks your VA loan. Here's what it is, the three ways to get yours in Nevada, and the proof of service you'll need — explained by a local Las Vegas lender who serves the Nellis AFB community.

Quick answer — A Certificate of Eligibility (COE) proves your VA loan eligibility and shows your entitlement. You can get it three ways in Nevada: through your lender (often instant), online at VA.gov, or by mail with VA Form 26-1880. You can start pre-approval before it arrives — VA loans allow $0 down and no monthly PMI.

The basics

What a Certificate of Eligibility actually is

A COE is the document the VA issues to confirm you meet its service requirements and to show your available entitlement — the amount the VA will guarantee on your behalf. Your lender needs it to close a VA loan, but you do not need it in hand to begin: we can start your pre-approval and request the COE at the same time, so nothing slows down your home search.

Key takeaways

  • The COE proves eligibility and shows entitlement — it is not the loan approval itself.
  • Three ways to get it: your lender, VA.gov, or VA Form 26-1880 by mail.
  • What you need depends on service — veteran, active-duty, Guard/Reserve, or surviving spouse.
  • Full entitlement usually means no VA loan limit and $0 down on a primary residence.
  • You can start pre-approval first — the COE can be pulled in parallel.

Three ways

How to request your COE in Nevada.

All three reach the same VA system — the difference is speed. For most Las Vegas buyers, having your lender pull it during pre-approval is the fastest, simplest path.

We pull it for you

A VA-approved lender can usually retrieve your COE instantly through the VA's secure portal while we set up your pre-approval — one conversation, no forms to mail.

Sign in with a verified account and request your Certificate of Eligibility through the VA's online system. Many veterans get it on the spot; some are routed for manual review.

Mail VA Form 26-1880

Complete VA Form 26-1880, attach your proof of service, and mail it to the VA Regional Loan Center. It works, but it's the slowest option — often several weeks.

What you'll need

Proof of service by category.

The document the VA wants depends on how you served. Bring the right proof and your COE moves faster — here's the short version for each path.

You are a…Typical document needed
Veteran (separated)DD-214 showing character of service
Active-duty service memberCurrent statement of service signed by your command
National Guard / ReserveProof of service (e.g. NGB-22 / points statements)
Surviving spouse (receiving DIC)VA Form 26-1817 + the veteran's DD-214
Surviving spouse (not receiving DIC)VA Form 21P-534EZ filed with the VA

Not sure which applies to you? That's exactly the kind of thing we sort out in a quick call — we serve veterans, active-duty members at Nellis AFB, and surviving spouses across Clark County every week. Bring what you have and we'll handle the rest. Forms: VA Form 26-1880 (request a COE) and VA Form 26-1817 (surviving spouse).

Your entitlement

What your COE says about entitlement.

Entitlement is the dollar guarantee the VA backs your loan with — and it's the part of the COE that decides your $0-down power. Here's how full vs. reduced entitlement works and how it's restored.

Full entitlement

If you've never used your VA benefit — or repaid a prior VA loan in full — you typically have full entitlement.

$0 down
on a primary residence
No limit
VA sets no loan cap with full entitlement

Reduced entitlement

Already have a VA loan? The remaining entitlement may mean a down payment above the conforming limit.

Full entitlement$0 down
Partial entitlementPossible down

Restoring it

Entitlement can usually be restored after a prior VA loan is paid off and the property sold — or with a one-time restoration.

Reuse OK

The funding fee

Most VA loans carry a one-time funding fee that can be financed; some veterans are exempt.

Common questions

Your COE, answered.

A COE is the document that proves to a lender you meet the VA's service requirements and shows your available entitlement. It's required to close a VA loan, though you can start pre-approval before it's in hand.
Through a lender or VA.gov it's often instant or within a day or two. Mailing VA Form 26-1880 can take several weeks, so the online or lender route is usually faster.
It depends on your service. Veterans typically need a DD-214; active-duty members need a current statement of service; Guard/Reserve and surviving spouses have their own proof requirements.
No — you can get pre-approved and write an offer while the COE is processing. Starting it early, especially during a PCS, keeps your timeline on track.
Yes. Eligible surviving spouses can obtain a COE; the request often uses VA Form 26-1817 and may differ from a veteran's process. We'll guide it.
